Regulator of Social Housing publishes Regulatory Notice for Accord Housing Association Limited

The Regulator of Social Housing (RSH) has published a Regulatory Notice (RN) for Accord Housing Association Limited, following a self-referral from the provider.  In April 2021, GreenSquare Group Limited and GreenSquare Community Housing transferred engagements to Accord Housing Association Limited. The merged body uses the trading name GreenSquareAccord.  The failures arose in the former Accord HA stock.

Accord has failed to meet statutory health and safety requirements in relation to fire, electrical and asbestos safety.  Consequently it has breached the Home Standard resulting in the potential for serious detriment to its tenants.

Key points of the RN are:

  • hundreds of properties did not have a current fire risk assessment (FRA), with a smaller number having never been assessed
  • more than 10,000 properties had never had an electrical inspection, including thousands of individual homes and hundreds of housing blocks and
  • no asbestos surveys had been carried out in Accord’s communal areas.
