Regulator of Social Housing weekly round-up (week commencing Monday 25 November 2024)

In the week commencing Monday 25 November 2024, the Regulator of Social Housing (RSH) published its analysis of the first year of Tenant Satisfaction Measures (TSMs) results as well the results of its first National Tenants Survey.  Key findings are:

  • The biggest driver for overall satisfaction is a tenant’s view of their landlord’s repairs service and how well their home is maintained
  • Over 70% of social housing tenants) are satisfied with their landlord’s service, feel their home is safe and well maintained, and that their landlord treats them with fairness and respect
  • Around one in five tenants are not satisfied with their landlord’s service, and only one third of affected tenants are satisfied with the way their landlord handles complaints
  • Shared owners are less satisfied than other social housing tenants across a range of issues, with only around 50% satisfied with their landlord’s overall service and
  • Most landlords report that they have completed the required health and safety checks and that the majority of tenants live in homes meeting the Decent Homes Standard.

 

The RSH also published 35 Regulatory Judgements (RJs) in the week.

 

Seven RJs were published for local authorities.  Four were graded C2 whilst the three listed below were graded C3:

  • Southampton City Council
  • Southwark Council and
  • West Northamptonshire Council.

 

Twenty eight RJs were published for housing associations.  25 retained their existing compliant gradings for Governance and Financial Viability, two of which – East Midlands HG and Livin Housing – also received C2 grades on the Consumer Standards.  In respect of the other three:

  • Grand Union HG was re-graded from V1 to V2 whilst retaining its G1 grading
  • Notting Hill Genesis was downgraded from G1 to G3 and received a C3 grade on the Consumer Standards, whilst retaining its V2 grade and
  • Your HG was upgraded from G2 to G1 whilst retaining its V2 grade.
